Utility Solutions Water & Wastewater System
Through Utility Solutions, LLC, a privately held utility managed by Double-Tree, the company is providing innovative solutions to the water and wastewater needs of the greater Four Corners area. The Four Corners area of Gallatin County is located eight miles west of Bozeman, Montana and eight miles south of Belgrade, Montana. Utility Solutions has planned, designed, constructed, and acquired facilities to provide water and sewer services to the existing Four Corners properties and to several large subdivisions recently developed in area. The $40 million plus utility project consists of a central wastewater treatment system and two central water systems

Water distribution systems and wastewater collection systems for the Utility Solutions service areas include infrastructure located in Elk Grove Subdivision, Northstar Subdivision, Galactic Park Subdivision, Rainbow Subdivision, Bozeman Hot Springs Subdivision, Middle Creek Parkland Subdivision, Black Bull Run Subdivision, Gallatin Heights Subdivision, and several adjoining properties. Several lift stations and large service mains carry wastewater to a Utility Solutions owned and operated wastewater treatment facility located in Elk Grove Subdivision.
The wastewater treatment facility is an Oxidation Ditch treatment system. The system consists of an extended aeration, complete mix process with aerobic sludge digesters and secondary clarification. The generated effluent is currently disposed using Infiltration/Percolation cells in below ground infiltrator chambers. Planned improvements to wastewater system include additional treatment capacity with Ultra-Violet treatment of effluent and additional disposal using a Rapid-Infiltration system.



Utility Solutions has two chlorinated water systems and supplies groundwater from the Quaternary alluvial aquifer in Upper Missouri River Basin Closure area. Due to the concerns of the impact a central water system would have on the local groundwater and the Gallatin River, Utility Solutions became the first Montana system to incorporate water mitigation. Utility Solutions diverts water from existing surface water rights and, through the use of recharge basins, water is infiltrated back to the aquifer to mitigate consumptive use.

Subdivision Development
Double-Tree has successfully managed the development and completion of two major subdivisions. Northstar Subdivision and Galactic Park Subdivision are two multi-use major subdivisions in Four Corners located in Gallatin Valley, Montana. Gallatin Valley has become a popular destination for new Montana residents over the past decade. The Four Corners area offers a centralized location with great opportunities for new homes and businesses.

Northstar Subdivision



Northstar is a 320-acre multi-use subdivision that offers affordable living in a quality neighborhood with the convenience of retail shopping nearby. Portions of the Northstar Subdivision are designated for retail and commercial use.

Residential sites in the Northstar Subdivision, marketed under the name of Quail Run at Northstar, create a healthy, dynamic community with a blend of single family homes and one to two story condominiums. Quail Run provides exiting opportunities for a wide range of homebuyers from young families to empty nesters.

The Northstar Retail Corner allows for convenient neighborhood shopping and is located at the crossroads for traffic coming and going to Yellowstone National Park, Big Sky Resort, Belgrade and Bozeman. The Northstar Commerce Park lies south across Norris Road from the rest of the subdivision. The 93-acre park provides lots for commercial use.



Galactic Park Subdivision
Galactic Park features 42 exclusive single-family home sites marketed under the name Fox Run at Galactic Park, offering buyers the opportunity to live in an esthetically inspired community nestled in the cottonwood forest along the waters of the Spain Ferris Ditch and adjacent to the pristine Gallatin River.



Galactic Park also includes a multi-use component with 100 planned condominiums and commercial properties surrounding the high-tech campus of Zoot Enterprises, a leading provider of customized instant credit decisioning for financial institutions and other credit grantors. The commercial section of Galactic Park offers building sites for other high-tech businesses.
